A really good real estate agent will take your finances, credit score, and budget into account when searching for your first home. They are also essential in helping you avoid the pitfalls, traps, and rookie mistakes of someone new to this process. Try to select a real estate agent with a proven track record and good reviews. 


Get Your Finances Straightened Out

Your financial situation is the most important element to consider when buying a new home. At the point of deciding on buying a home instead of renting, you hopefully know how much you have saved and what you can and can’t handle. 


It’s highly recommended that you save as much as possible for your first down payment before buying a house. Paying down as much of your new home as you can is the smartest decision you can make for yourself financially. This way, you’ll be less in debt from the jump. 


After you have a considerable nest egg for the down payment, you’ll be able to determine what type of mortgage loan you will need. Once you know what loan you need, you can secure financing from the bank or loan servicer of your choice.

You should set the terms of your offer with your real estate agent, who will then present the offer to the house seller’s agent. Once your offer has been accepted, it’s important to obtain a home inspection. This ensures there are no major issues lurking in the house that would be costly, or that the homeowner has not brought to your attention. Depending on what the contractor finds, it’s your choice whether you want to close on the home or not. 


Does it all look good? Now’s your chance – time to close on the house! You will have to fill out a lot of complex paperwork, but it’s worth the effort if you’re ready to claim this home as your own. You of course have the choice to move on from this offer too, if it’s not what you’re looking for in the end.


Keep Saving and Performing Regular Maintenance on the Home

The work doesn’t end once you take ownership of the house. You should focus on continuing to save your money, pay down your loan as fast as possible, and be ready to perform regular maintenance on the home. Make sure to keep up on what needs to be done – you’ve spent a lot of money on this home, and just like a car, it requires regular upkeep and maintenance.

1. Build a pillow and blanket fort in the living room. 

Kids have amazing imaginations, so lean into their sense of wonder by creating a little fortress out of pillows and blankets. This is your chance to get creative with them! Drape a blanket over the sofa and another piece of furniture to create a canopy, and build walls out of pillows. Make a cozy little nook where your kids can dream. 


2. Make popcorn and have a movie marathon.

Movie marathons are exciting for kids, and enjoyable for parents as well (as long as you’re not watching The Lego Movie for the 108th time). Let your kids vote on their top two choices. And if they can’t decide? Write the two movies down on separate scraps of paper, and hide them behind your back. Have your kid pick a hand to select a movie - they’ll love the element of surprise.


3. Create a car or spaceship out of a large cardboard box.

Like building a pillow fort, using a large cardboard box in an inventive way gets the imagination moving. Draw on the box to make it look like a spaceship, airplane, or car. Then have them get inside and slide them across the floor. This activity seems almost too simple, but trust me - they’ll be giggling the whole time. 


4. Play Go-Fish or another card game.

Card games like Go-Fish are simple enough to learn fairly fast. They’re also great as low-key activities that allow the family to sit around at the table together. All you need is a deck of cards! 


5. Bake a delicious dessert.

Baking a delicious treat together as a family is like the gift that keeps on giving. It’s fun from start to finish! From picking out what you want to eat, to getting your apron dirty with flour and sugar, to enjoying the treats when they’re done baking, this activity is sure to keep your family entertained.


6. Start a game of hopscotch in the driveway.

13. Go through old family photos or home movies.

Taking a walk down memory lane with your family is a wonderful bonding experience. Looking through old photos from the past and showing your kids the people and moments that are important to you will help you connect more intimately. And nothing is more fun than watching old home movies, especially the silly ones!
